Buying Tips
Buying a Home
I'm delighted to assist you in buying a home. Whether this is your first home, one of several, or perhaps your first condo, townhouse or retirement home, there are many factors that must be considered for each category. Primarily, before you even start shopping, its absolutely imperative to know your price range. If you're like 95% of home buyers, you'll need financing approval from a financial institution, broker or investment group. This is the first step in qualifying yourself. Secondly, you should have a minimum of a 5% down-payment monies of your own as well as all your closing costs (these will vary according to region and lawyer/notary fees; 1% property purchase tax unless you're a first-time buyer, then you're exempt; fire insurance; if buying a new home, don't forget the GST - these are just a few expenses that you'll incur). Thirdly, establish the home requirements that are best for you and your family as far as square footage is concerned, number of bedrooms needed, age of your home, size of the lot you'd like to have and the particular style, whether its a rancher with a full-basement, a basement entry style or a two-story home. Last but not least, location, location, location is extremely important and dependant upon your affordability. Know your area or better still make sure your realtor is knowledgeable with the community. Choose a realtor who has a proven track record, and the expertise and market knowledge that you can get from sign up to sign down.
